Our House Collection provides a simpler starting point. Choose a design you like and we'll adapt it to your site, lifestyle and requirements.
If none of the collection is quite right, we can start with a blank sheet of paper and create a completely bespoke home around you, your site and your budget.

Can I choose one of these house designs now?
The first homes in our House Collection are currently in development. If you're interested in one of the designs, get in touch. We can discuss your site and requirements and potentially develop the design around your project.
Can I change one of the house designs?
Yes. The collection is intended to provide a starting point rather than a completely fixed house. Each design can be developed to respond to the site, orientation, planning requirements and your individual brief.
Do the house designs come with planning permission?
No. Planning permission relates to both the house and the individual site, so each project will require its own planning assessment and, where necessary, planning application. We can review your site, advise on its planning potential and prepare and manage the application for you.
Can the designs be adapted to any plot?
Not every house will suit every site. Orientation, access, neighbouring properties, landscape, planning policy and site constraints all influence what can be built. We can assess your plot and recommend which design is likely to provide the best starting point.
How much does a self-build house design cost?
Starting with one of our pre-designed homes can reduce the amount of initial design work required compared with developing a completely bespoke house. Costs will depend on the design selected, the level of adaptation required and the services you need. We can provide a clear fixed-fee proposal once we understand your site and requirements.
Can you provide Building Regulations drawings?
Yes. We can continue beyond planning to develop the technical design and Building Regulations information required to move the project towards construction. We can also coordinate with structural engineers and other consultants where required.
When will more designs be available?
We're currently developing the first homes in the Ikonic House Collection. If you have a particular house size, style or layout in mind, we'd be interested to hear from you.
What if I want a completely bespoke house?
No problem. Alongside the House Collection, we offer a fully bespoke self-build design service. This starts with your site, ideas, lifestyle and budget and develops a completely individual design rather than adapting one of our existing homes.
